Garland Mill has always wanted to do an affordable housing project using the building science and renewable all electric protocols we use for our regular clients. In the spring of 2023 we had the opportunity to purchase an old building just off Main Street in Lancaster and we jumped on it. The building in question was the longtime headquarters of the beloved local newspaper the Coos County Democrat. We cleaned out the building and spent a year and a half working on financing, planning and designing for the project. An early coordination meeting with the Town of Lancaster revealed that the area was lacking in affordable one bedroom apartments. So we put our focus there. Demolition began in December of 2024 and we plan to welcome new tenants in March of 2026. The building will be an all electric net zero building. Warm in the winter, cool in the summer, excellent IAQ. Here are some renderings and process pictures of the initial work.
